Please review the following as your acceptance is required by Franke Rentals to confirm your reservation and provide you with Check-In instructions. Please contact Franke Rentals (956-761-2606) with any questions regarding these terms and conditions.

NOTICE: If you do not arrive during normal check-in time and have not made special arrangements for late check-in, you will not be able to check-in until the start of the next business day. Please call the office to make special arrangements prior to your arrival.

BALANCE DUE on rentals is to be paid 60 days prior to check-in. Reservations made within 60 days of arrival require payment in full at time of booking. There is a 17% occupancy tax on all stays less than 30 nights and a $40 reservation fee is added to all rentals. A checkout cleaning fee is also charged to guests; this amount varies depending on the size and type of your vacation rental. Cash, Traveler’s checks, MasterCard, VISA, American Express, DISCOVER and personal checks are accepted with proper identification.

Franke Rentals suggests guest obtain Travel Insurance.

LATE CHECK-IN: Please notify office if you will be arriving after office hours (956-761-2606). Emergency or After hours number is 956-592-2061.

Check-Out time is by 11:00 a.m. Any unauthorized check-outs after 12:00p.m. will be subject to a fee equal to one full night room rate. Any guest who fails to depart as agreed, may be deemed a holdover user and subject to immediate removal as a trespasser.

In the event you must cancel your reservation, we will refund your deposit less an $85-$125 Administration Fee, provided the reservation is canceled at least 60 days prior to your scheduled arrival. ALL JANUARY, FEBRUARY, MARCH and MAY 27th THROUGH AUGUST 16th reservations require a 90-DAY NOTICE to cancel. Cancellations within the 60 days or 90 days of the arrival date are non-refundable. NO EXCEPTIONS.

Additional Refundable Security/Damage Deposits may be required depending on the rental property and time of year. To ensure that your security deposit is returned, please review & make sure to follow the property rules. Also, please do not remove anything from the condo. or house including all linens. Please do not exceed the maximum occupancy for the condo. or house. Please do not smoke in the condo. or house. You may forfeit your deposit if the property is left excessively dirty or trashed. Your deposit may also be used to repair or replace anything damaged or broken that is not from normal wear & tear. Such charges may also be applied to the credit card used for Payments in lieu of an additional Security Deposit payment.

NO REFUNDS are given on shortened stays.

ALL renters must be adults
- minimum age of 25. Minimum age for all Shores Subdivision rentals is 30.

Smoking is NOT allowed in any unit.

No PETS of any kind are allowed. If pets are found, we reserve the right to cancel your reservation without refund.

MAXIMUM OCCUPANCY on all rentals is as follows:        One Bedroom------4 people, Two Bedroom-------6 people
                                                                                                    Three Bedroom----8 people, Four Bedroom-----10 people

Your party must not exceed the accommodation limit for your unit. The only people allowed in units are registered guests. If there are any violations of these rules, you will be asked to vacate the premises without a refund and forfeiture of entire security deposit.
units are fully furnished by their individual owners. Dishes, flatware, cooking utensils, pots, pans, bath and bed linens, coffee pots, toasters, and blenders are standard in all units.

Appliances and air-conditioners cannot be guaranteed. There will be no refund for appliance or air-conditioner failures. We try to maintain all equipment in good working order. Any failures will be repaired as quickly as possible. Please report any problems at once.

Not All units have telephones and internet access. Please check with Franke Rentals prior to your arrival to verify services.

Maid service is available for an extra charge for those who request it. A 24-hour notification for maid service is required. Start-up quantities of bath soap, shampoo, facial tissue, toilet tissue, dish-soap, dish-washer soap, trash bags, and laundry detergent are provided. Depending on the length of your stay, you may need to purchase additional supplies while you are here.

If the unit you have reserved becomes unavailable through circumstances beyond the control of Franke Rentals, we reserve the right to cancel your reservation or move the reservation to a similar unit.

I understand that Franke Rentals is not responsible for any valuables or personal items left in the premises during or after the stay. I further understand that I am personally responsible for any missing contents from the premises and all charges and damages incurred during my stay. I hereby waive and release Franke Rentals, its owners, clients, employees, and agents from any claim by or injury to me, my guests, and our personal property, or arising from out of my being on or use of the Property and premises. I agree to abide by any additional, disclosed restrictions of property owner regarding the use of said property. I understand that Franke Rentals is acting as the marketing agent and or property manager for the property owner. I understand and represent that I have explained these Terms and Conditions and I am executing this agreement on behalf of all individuals in my group. I understand that I am bound by the terms of this agreement by accepting occupancy of the Property I have reserved.

I understand that by signing and returning these Terms and Conditions I have authorized Franke Rentals to charge my credit card given at the time of reservation for my first deposit, final payment, and any charges or incidentals I may incur during my stay with Franke Rentals. By signing, I understand that such action constitutes my signature on this legally binding contract and expressly authorizes payment on the credit card provided according to the payment terms stated in this agreement, for the rental Property I have reserved through Franke Rentals. Additionally, I warrant that I have read, understand, and agree to all of the terms set-forth, including without limitation the Deposits and Cancellation Policy. Therefore, I understand that reversing the charges on my credit card, if I pay using this method, once I receive confirmation for this booking constitutes a breach of this agreement, is against this agreement’s Deposit and Cancellation Policy, and I give Franke Rentals permission to recharge my credit card for payment to collect by any other legal means.
